1. Conduct title and tax searches to determine what encumbrances on the title need to be dealt with;
2. Prepare all mortgage documentation according to your bank's instructions;
3. Order Title Insurance if required by your bank;
4. Register the mortgage, requisition the mortgage proceeds, and pay out any prior mortgages or other encumbrances;
5. Provide any remaining funds to you via direct deposit.
